This agreement sets out the terms for the rental of the property described below.

Security deposit is refunded within 30 days of departure, provided the terms below are met.

7. Rental Agreement Terms

1. Maximum occupancy is six (6).
2. Renter will adhere to all rules and regulations of Lexington CC and Property Association.
3. THIS IS A NON-SMOKING UNIT
4. PETS ARE NOT PERMITTED UNDER ANY CONDITIONS
5. DAMAGE / RESERVATION DEPOSIT OF US$1,000 IS REQUIRED:
   • Deposit must be received within fourteen (14) days of booking reservation
   • Deposit is automatically converted to a security/damage deposit upon arrival
   • Deposit is not applied to rent but will be refunded after departure provided the following provisions are met:
   1. No damage is done to the unit or its contents beyond normal wear and tear
   2. No charges are incurred due to contraband, pets, or services rendered
   3. All debris, rubbish and discards are placed in dumpster
   4. All soiled dishes are placed in dishwasher and cleaned
   5. Used linens and towels are placed on top of washer/dryer
   6. All charges accrued during stay are paid prior to departure
   7. No linens are lost or damaged
   8. All keys are placed on the kitchen table and unit is left locked
   9. The renter is not evicted by the owner, owner's representative, local law enforcement, or the security company employed by Lexington Country Club
6. PAYMENT DATES:
   • Reservation deposit of US$1,000 is due within fourteen (14) days of booking
   • An advance payment equal to 50% of the balance is required 60 days prior to arrival
   • Balance of the rent is due fourteen (14) days prior to arrival
   • Security deposit refunds shall be made 30 days after end of the rental period
7. PAYMENTS: Are to be made payable to BARRY CATTERALL. Accepted payment forms include:
   • Bank money orders
   • Cashier checks
   • Personal checks
   • e-Transfer (details to be provided by owner)
8. MONTHLY RESERVATION CANCELLATIONS:
   • Renters must cancel 120 days prior to scheduled check-in date
9. NO MAID SERVICES ARE PROVIDED: Linens and bath towels are included in the unit.
10. FALSIFIED RESERVATIONS: Any reservation obtained under false pretense will be subject to forfeiture of advance payments, deposits and/or rental money and will not be permitted to check-in.
